Frequently Asked Questions - Major Subdivision 

  1. Where can I find information regarding the types of major subdivisions permitted within Currituck County?
    A. Chapter 10 of the UDO provides a general outline of subdivision types currently allowed within the County. These include Conservation subdivisions, Open Space Subdivisions, Planned Residential Developments (PRD) and Planned Unit Developments (PUD). Specific development criteria for each subdivision type can be found throughout the following chapters:  2 - Zoning Districts; 4 - Overlay Districts; 6 - Environmental Protection; 9 - Infrastructure; and 10 - Subdivision Requirements.
  2. What is the process that a major subdivision must follow?
    A. Approval levels for major subdivisions are as follows:
    Yield Plan – From submittal date, will track through staff;
    Sketch Plan - From submittal date, will track through staff and TRC;
    Preliminary Plat - From submittal date, will track through staff, TRC, Planning Board and BOC;
    Pre-Construction Plans - From submittal date, will track through staff and TRC;
    Final Plat - From submittal date, will track through staff and TRC.
     
  3. How long does the major subdivision process take?
    A. The major subdivision process for smaller residential subdivisions which require limited site work, generally takes around one year to complete. The approval process for large residential and commercial subdivisions generally takes longer than a year, depending on various factors including the amount of site work that must be completed, state approval requirements, weather, etc.
